Construction Documents : Details & Communication
TS+P Engaged:
Strategy, planning and design give way to the critical details in
this phase - how it's made and who's responsible for making it.
Communication (a familiar theme?) is paramount. In public projects, we
complete another cost estimate at this point, often engaging a third
party cost consultant. For smaller or negotiated projects, we now
assist in the selection of a general contractor and allow them to
estimate construction costs. Again, it's a collaborative process.
We also continue to reap the benefits of the level of drawing detail
afforded by the BIM project delivery system. Typically, we are able to
provide 40 sheets of drawings versus the conventional 15-20 sheets of
drawings. What often results is a reduction of GC generated Requests
For Information (RFI’s) by as much as 40 percent, which in turn yields
cost savings and increased certainty of outcome.
Sustainable Design:
The Construction Documentation Phase is just that – a documentation
phase – where clarity, focus and intent are infused into the decisions
that have been made earlier in the design process. Of course the design
process is not immune to the inevitable extenuating circumstances that
can arise in any process. As such there are instances where the
viability of a sustainable initiative that has been “booked” suddenly
disappears. Our team possesses the knowledge, intuition and
adaptability to meet such challenges head on and to devise a solution
that puts the project back on track.
Vissualize with BIM:
During this phase the BIM model is fortified with additional
information and ultimately serves as the primary resource for
comprehensive project information.
