We begin the design process by clearly defining project objectives, by establishing a collaborative culture that encourages participation by all project stakeholders, and by instilling into the process a true sense of accountability. We also listen intently to our clients as they identify key aspects of their business and culture as well as their overarching project goals. Key parameters are identified – budget, schedule, means of delivery, etc. Additional issues, such as life cycle costs, how to attract customers or how to change a user’s perspective may be examined as well. 

Establishing the collaborative culture early in the process is pivotal to the project’s success. As the project progresses, details and line-items within the budget will adjust. Our responsibility is to keep on top of those changes - and the important impacts they have on your project. Our ongoing charge is to provide information at each turn for you to make sound business decisions. In this stage, we also begin to address and document issues related to the overall look and feel of the building or space. Our working BIM model begins to emerge.

Sustainable Design:

Tobin Starr + Partners understands that a successful sustainable design initiative starts early in the design process. We encourage open and frank dialogue between all project stakeholders in an effort to establish clear sustainable design objectives. Will the project be “light green”, with a limited focus on sustainable principles or is the project seeking a higher, more comprehensive sustainable profile? These are questions that must be answered early in the design process in order to assure a successful outcome.

We model as-built drawings and existing conditions – a “virtual” representation of the real thing – to ensure that we start our documentation process on a solid foundation.
