TS+P Engaged:

In this phase, we begin to illustrate and communicate the fundamental concept established in the initial work with our clients. We begin to refine budget allocations for elements within your project and resolve key macro issues. 

We begin to populate the BIM model with information taken from preliminary sketches. A massing model emerges. That component, coupled with additional rough sketches that define finishes and materials, combine to clearly communicate the design intent. Floor plans, space plans and fixture plans are created to tackle the building's functional requirements. 

At this point we are able to re-estimate the project’s preliminary cost with further detail and additional certainty - thereby providing a sound basis for additional decision making. We continue to refine the concept and a more accurate and focused solution begins to emerge.

The ever evolving BIM model is supplemented with schematic sketches and materials boards. Together these instruments enhance the visualization of the project and help to reinforce the decision making process.

Sustainable Design:

As the project begins to take shape it is critical that early assumptions regarding the project’s sustainability potential are tested – and re-tested. For instance, if the goal is to achieve LEED Gold Certification, then the “pre-requisites” and “credits” penciled in during the initial checklist must be evaluated to assure that they can ultimately be realized. Our team possesses the experience and insight necessary to assure that early assumptions can be validated. Of equal importance, we are well equipped to identify alternative solutions should an early assumption prove impractical.

Visualize with BIM:

BIM generated massing models, coupled with other deliverables such as rendered sketches and material boards, serve to convey design intent in a manner that is easily understood by the client and other team members.
